Plan Commission members chew over dental office plans

A commercial property at 124 Highland Avenue east of Rt. 51 once again is in the spotlight as the Plan Commission reviews a request to approve two variances to allow construction of a new dental office.

Two years ago, trustees nixed a developer’s plans to construct a building of less than 5,000 square feet on the same site to house a dry cleaner, pharmacy and florist, citing a lack of space. The site is slightly less than a half acre in size.

The current request from Aspen Dental involves constructing a 3,455-square-foot building to house a single tenant.

“It appears to be a more viable plan than any we’ve seen recently for that property,” said Village Administrator Heather Kimmons following a pre-application meeting with the developer.

At press time, a July 22 public hearing was to be held for commission members to review the request from representatives of Quattro Development of Oak Brook, Ill. Village Engineer Chuck Hunsinger has reviewed the site plan and noted some issues which have since been resolved. Quattro requests two ordinance exceptions: to allow building on a non-conforming lot and to reduce the front yard setback.
